TERMS OF LETTING
- Entry to the premises which are the subject of the let shall not be earlier than 4p.m. on the date of commencement. Without prejudice to the aforesaid, on application, entry can be permitted in many cases at an earlier time on such date of commencement.
- The premises must be vacated by the Tenant before 10a.m. on the date of termination of the let.
- A reservation is regarded as binding only when (a) confirmed to the Company in writing, (b) the required deposit of £100 per cottage per week is paid and (c) written acknowledgement thereof is dispatched by the Company.
- The balance of rental price must be paid in full to the Company six weeks before arrival of the Tenant at the premises on the day of commencement.
- On cancellation of the rental by the Tenant the full rental price will become immediately payable to the Company. Without prejudice to the aforesaid, the Company undertakes to make every reasonable effort to secure a replacement tenant for the period affected by the cancellation. If the Company is successful in this respect and no loss is incurred due to the cancellation, the full rental less the deposit will be repaid to the tenant.
THE TENANT IS STRONGLY ADVISED TO INSURE AGAINST THE POSSIBILITY OF CANCELLATION, SUCH INSURANCE BEING AVAILABLE FROM A VARIETY OF INSURERS INEXPENSIVELY.
- The Tenant is responsible for all breakages in or on and all loss and damage to the premises arising during his/her occupancy. Please report all such as soon as possible so that repairs or replacements can be ordered up.
- The cottages are no-smoking areas throughout
- Sorry, we are unable to take pets.
- Tenants should make every effort to leave cottages as tidy and clean as they found them.
- Notice is hereby given that the premises are let by the Company for occupancy by the Tenant for holiday purposes only and the Tenant shall not sublet the premises.
- Notice is hereby given in terms of Case 11B of Part 2 of Schedule 3 of the Rent (Scotland) Acts 1971 and 1974 that the Company may recover possession in terms of the said case. The Tenant hereby acknowledges that the premises have being occupied for a holiday during the 12 months period prior to the date of commencement and that the occupancy to which the Tenant has right under this Agreement does not exceed eight months.
